Maintenance Coordinator for Commercial Property Management Company

Responsibilities:
As a Maintenance Coordinator at JM Real Estate, you will play a crucial role in maintaining our commitment to tenant satisfaction. Your key responsibilities will include:
--- Vendor Management: Maintain comprehensive vendor files, including contact information, rates, certificates of insurance, licenses, and other relevant details.
--- Scheduling and Coordination: Coordinate and schedule maintenance work with tenants and vendors, ensuring timely completion of tasks.
--- Work Order Management: Create and assign maintenance work orders, monitoring them through to completion. Track maintenance items such as tenant requests, landscaping schedules, HVAC maintenance, and more.
--- Cost Tracking: Monitor maintenance costs per property, vendor, and work order. Enter vendor invoices into the MRI software.
--- Customer Service: Answer tenant calls and emails related to maintenance requests, providing excellent customer service.
--- Email Monitoring: Monitor the JM general Maintenance email inbox and respond promptly to inquiries.
--- Inspection Team: Participate in the JM rotation team for property inspections.
--- Additional Responsibilities: Undertake other duties as needed and assigned by the Director of Operations.

Qualifications:
--- Minimum 2 years of administrative experience in commercial property management or related field.
--- Basic understanding of construction and building maintenance repairs is required.
--- Some college is desired.
--- Microsoft Office and any property management software experience is required.
--- Familiarity with MRI Software is preferred.
